outs and refurbishments, retail space development, warehouse and industrial unit
modifications, specialist refurbishment and maintenance for the hospitality sector (hotels and
venues), and dilapidations and end-of-lease reinstatement works. We also provide ongoing
reactive maintenance and building support for our clients. We focus on delivering high-
quality, sustainable building solutions across the Reading area and beyond.

Yes. Elivate is a local, independent builder based in Reading. Our deep understanding of local authority requirements, planning regulations, and the regional supply chain allows us to execute projects efficiently and cost-effectively for our commercial clients.

Absolutely. We offer comprehensive, end-to-end project management. Whether you come to us with completed designs or need support from the initial concept, our team can manage everything, including architectural collaboration, planning permission submissions, building control, engineering, construction, and final fit-out.

We operate a transparent, structured project management methodology. Before commencing work, we establish a detailed critical path schedule and a fixed-price contract based on agreed specifications. Dedicated project managers monitor progress, mitigate risks proactively, and provide weekly progress reports to keep the project accountable.

Lead times vary based on the project’s scale and whether planning permission is required. Once the design and contractual details are finalised, we typically require 4 to 6 weeks to procure materials, schedule sub-contractors, and mobilise on site. We keep communication clear regarding our current pipeline so you have the most accurate start date possible.

Quality and safety are our highest priorities. We are compliant with UK Building Regulations, Health and Safety Executive (HSE) guidelines, and relevant British Standards. We are a CHAS Elite member, demonstrating strong standards in risk management and health and safety. We carry out site inspections, use accredited sub-contractors, and maintain full liability insurance for all works.

Yes. All Elivate staff and preferred sub-contractors are fully qualified and hold the necessary certifications. We only partner with tradespeople who meet our quality and safety standards and have specialist experience in commercial environments.

Yes. We provide fast, reliable reactive maintenance and planned repair services for commercial clients across Reading and the surrounding area. We have extensive experience supporting the hospitality sector (hotels and venues). This includes urgent repairs, planned preventative works, renovation of hotel rooms and common spaces, minor refurbishments, and general building upkeep to keep premises operational and safe with minimal disruption.

We stand by the quality of our work. All construction and installation works include a standard defects liability period (DLP), during which we address any workmanship issues promptly. We also pass on the manufacturer’s warranties for installed materials and equipment. Elivate guarantees all works for 2 years, and structural works for 5 years.

For most commercial projects, we use recognised industry contracts such as JCT Minor Works or JCT Intermediate. The most appropriate contract depends on the project’s complexity and scale, ensuring both parties have clear terms regarding scope, payment schedule, and responsibilities.
